For a large Association we were able to recommend the most experienced interior design firm with just the right condominium experience to take over a project that was already substantially over the budgeted project cost. KA+A was asked by a small Association to recommend an engineering firm to prepare a reserve study. During a building walk through, we noticed a maintenance issue that was thought to be resolved. We presented a plan that included an alternate reserve study process that saved the Association enough to pay for the repairs.
Know Your Options: We can help solve problems related to new and existing construction in common areas and exteriors. Responding to an Owner’s concern, we were able to recommend to management two process options to avoid a multi-million dollar maintenance project liability. We saved another Association $200,000 by researching a product they planned to use for a maintenance project would not deliver the desired benefit.
Another Pair of Eyes: We review Association budgets & capital plans. A review of one Association’s budget revealed that a building operation that generated a $200,000 profit for years appeared in the current budget as a $100,000 annual loss. Our review allowed the Association to focus on and address what was really a negative $300,000 annual issue.
